ASSESS FIRST, RECOMMEND THE RIGHT TREATMENT

Restore Worn Wooden Floors with Professional Sanding

A scratched or dull wooden floor can make an otherwise well-kept room feel tired. Old coating, ingrained marks, uneven colour and exposed wood also leave the boards with less protection against daily wear. Sanding removes the damaged upper layer and creates a clean, even surface for the next colour treatment, seal or protective finish.

The right treatment depends on the condition of the wood. Some surfaces need a full sand and reseal. Others may respond to repairs, buffing or a maintenance coat. Zest Flooring assesses the area before recommending the work, helping you choose a practical solution for the appearance, lifespan and use of the space.

Condition-led advice

The recommendation follows the material, wear and intended use.

02

Repair before refinish

Loose blocks, raised nails and local damage receive attention first.

COMPLETE WOOD FLOOR RESTORATION

Floor Sanding and Wooden Floor Restoration Services

Zest Flooring handles complete restoration as well as focused maintenance work for solid wooden boards, parquet flooring, hardwood surfaces, engineered wooden floors and outdoor timber. Our team assesses the construction, usable wear layer, existing finish and condition of each floor before recommending the most suitable approach. Depending on the material and level of wear, the work may include controlled sanding, sealing, staining, buffing, polishing, repairs or ongoing maintenance. We tailor the sanding method and finishing system to each material and project.

01

Dustless Floor Sanding

Our dustless floor sanding process connects professional sanding equipment to extraction systems that collect dust as the machine works. This dustless sanding method creates a cleaner working environment, reduces airborne residue and cuts down the cleaning required after the job. People often use the term dust free floor sanding for this process. A small amount of fine residue can still remain.

We select the floor sander and sandpaper sequence according to the existing layer, damage and type of wood. A heavily worn floor may need a drum sander and coarse grit paper, followed by progressively finer grades. Edge sanding reaches along walls and into areas that the main sanding machine cannot cover. This controlled process prepares a smooth base for the selected treatment.

02

Wooden Floor Sealing and Resealing

Sealing protects exposed wood from moisture, spills, scratches and regular foot traffic. Once we sand the boards, we apply a suitable sealant to create an even protective layer. The best system depends on the wood species, room, expected wear and preferred appearance.

Available product choices may include waterborne coating systems, oil finishes or polyurethane sealers where suitable. We explain the practical differences in drying time, sheen, colour and maintenance before work begins. A floor with a sound protective layer may qualify for lighter preparation and resealing.

03

Wooden Floor Staining

Staining changes the tone of the wood while keeping its natural grain visible. You can choose a subtle colour adjustment or a richer shade that changes the character of the room. Since each species absorbs stain differently, we assess the boards and recommend sample testing before the final colour is applied.

04

Parquet Floor Sanding and Restoration

Block flooring requires careful handling because each floor contains many individual pieces. We assess loose sections, gaps, damage, old adhesive and raised edges before we sand. The restoration may include securing blocks, filling suitable gaps, removing the old layer and applying a new protective system. This approach can refurbish original parquet while preserving its pattern and character.

05

Wooden Floor Repairs

A sound result starts beneath the visible layer. We inspect each board for movement, cracks, loose blocks, raised nails and localised damage. Where the repair falls within our scope, we prepare the affected section before sanding. The assessment also identifies damage that may need specialist structural or moisture work before restoration continues.

06

Floor Buffing and Polishing

Full sanding suits deep wear, a damaged protective layer and visible scratches. Buffing and polishing suit floors that still have usable protection and mainly need cleaning, smoothing or renewed shine. We inspect the condition first and recommend the level of work that fits the floor.

07

Timber Deck Restoration

Local sun, rain and coastal conditions can leave a deck grey, rough or patchy. We sand weathered wood, prepare the boards and apply a suitable outdoor product. Proper preparation helps it bond evenly and gives the deck renewed colour and durable protection.

08

Engineered Wooden Floor Sanding, Sealing, Buffing and Maintenance

Engineered wooden floors have a real wood wear layer over a stable core, so they require careful assessment before any sanding takes place. We check the thickness of the usable top layer, the existing finish, scratches, stains, movement and previous sanding history. Where the floor is suitable, we use a controlled sanding process to refresh the surface without removing more material than necessary.

After preparation, we can apply a suitable seal, oil or protective coating to improve resistance to everyday wear and moisture. Floors with light surface wear may not need full sanding. Buffing, polishing or a maintenance coat can restore the appearance while preserving more of the original wear layer. We also provide guidance on cleaning, furniture protection, rugs and ongoing maintenance to help extend the life of engineered wooden flooring.

A CLEAR ROUTE FROM INSPECTION TO CARE

How Our Dustless Sanding Process Works

01

Floor Assessment and Quote

We inspect the wood, old protective layer, scratches, stains, loose sections and general wear. We also measure the area to be sanded and discuss colour, sheen, durability, access and timing. You then receive a clear recommendation and quote based on the work required.

02

Preparation and Repairs

Before we sand, we confirm furniture arrangements and protect nearby areas. We attend to approved repairs, secure suitable loose sections and prepare protruding nail heads where required. Careful preparation helps the main work progress evenly.

03

Sanding and Edge Work

We use a suitable machine and abrasive sequence to remove the worn layer. We sand each approved area in a planned sequence. The exact starting grade depends on the floor. Heavy finishes may call for 40 grit or another coarse grade, followed by finer sandpaper that refines the wood. Edge tools reach perimeter areas and detailed sections.

04

Staining, Sealing or Polishing

Once the floor is ready, we apply the agreed stain, seal, oil or product system. We follow its requirements for application, drying and additional coats. The selected product should suit the type of wood and the expected level of use.

05

Final Inspection and Care Guidance

Chris checks the completed work and discusses the result with you. We explain curing time, furniture placement, cleaning and ongoing care so that the renewed floor receives the right protection from the start.

Sanding for Different Types of Wooden Floors

Different species vary in hardness, grain, colour and absorbency. Pine and Oregon pine require controlled sanding because the softer wood can mark under excessive pressure. Oak offers a strong grain that responds well to careful refinishing. Beech, teak and Douglas fir each need suitable preparation and product selection.

We also assess solid wood flooring and other wood constructions according to their condition. Engineered flooring requires enough usable wear layer for safe sanding, so we inspect it before we sand. This material-specific approach helps protect the floor while achieving an even appearance.

HOMES, BUSINESSES, AND SPECIALIST SETTINGS

Residential and Commercial Sanding in Cape Town

We restore indoor floors in homes, offices, schools, churches, hotels, restaurants, studios and other commercial settings. Residential work often centres on appearance, comfort and keeping disruption manageable. Larger facilities may need phased scheduling, harder-wearing products and careful planning around operating hours.

Our experience also covers contractors, architects, interior designers, and property developers. We discuss access, deadlines, expected traffic and the wider project programme before confirming the scope.

⭐⭐⭐⭐⭐ A huge thank you to Chris and his excellent team of highly capable individuals. My 120 year old Oregon pine floors have been brought back to life, and I couldn't be happier with the result. Chris took so much care with the sanding and applied three coats of sealer to achieve the most beautiful finish. The floors look incredible while still keeping all the character and history :) What I really appreciated was Chris's attention to detail and the pride he takes in his work. He was professional, reliable, and genuinely wanted the best possible result rather than just getting the job done. It's rare to find craftsmen who care this much about the finished product, and it really shows. I wouldn't hesitate to recommend Zest Flooring to anyone looking for exceptional workmanship. Thank you so much Chris - I really love the floors!!!

Floor Sanding Frequently Asked Questions

What Does Sanding Remove?

The process can remove an old finish, shallow scratches, discolouration and minor uneven wear. The depth of stains or damage affects the result, since some marks may extend further into the wood.

The equipment captures particles at the tool through connected extraction. This significantly reduces airborne dust and leaves less residue around the room than a conventional setup.

Most projects depend on the size, condition, repairs, product system and drying requirements. Many standard home projects take around two to three days. We provide a project-specific estimate after assessment.

Deep scratches, exposed wood, a failed protective layer and uneven wear often point towards a full restoration. A sound layer with light dullness may respond to buffing or resealing. An inspection provides the clearest answer.

Yes. Many original block floors can be repaired, sanded and refinished. We first check the blocks, adhesive, gaps, damage and remaining wood before confirming the method.

We handle suitable localised repairs within the agreed project scope. The assessment identifies loose blocks, raised nails, cracks and damaged sections that need attention before the finishing work.

The choice depends on the species, room, traffic, preferred sheen, colour and maintenance expectations. We explain the available systems and recommend a product based on those factors.

Curing time depends on the selected product and the site conditions. We provide specific guidance for walking, furniture placement, rugs and cleaning once the final coat has been applied.

The working area generally needs to be clear so that the team can reach the full floor. We discuss furniture arrangements during the quote and explain what must be moved before the scheduled date.

When comparing floor sanding companies, look at relevant experience, owner involvement, equipment, preparation, repair scope, product details, project communication, reviews and guarantee terms. A detailed quotation should explain the work and the price.

The price depends on the size, wood species, current product, damage, repairs, access, finishing system and number of coats. Send us the location, approximate measurements and photographs to start the quoting process.

Zest Flooring stands behind the work covered by the accepted quotation. Your quote should set out the agreed scope and applicable guarantee terms so that both parties understand what the project includes.
